Phase I includes Conceptual/Schematic design and Design Development. These are stages where all of the necessary information is gathered and general architectural concepts are developed. Once the final design has been approved, detailed drawings and other data shall be prepared which relate to the building(s) layout, size, and appearance. All of these factors are necessary for the "Value Engineering" (Approximate Construction Estimation Cost) and the approval of the project by the City Planning Department. This phase includes the services outlined below: (As Applicable).

  • Photography existing site, structure(s) and site(s) abutting.
  • Survey of existing conditions and confirmation of any existing structures(s).
  • Confirmation of all State, County, and City code requirements.
  • Preparation of schematic design concepts including site plan, floor plans, exterior elevations, and design building sections.
  • Preparation and review of Schematic Site Plan illustrating building location(s), driveways, decks, pools, Jacuzzi, landscaping, etc.
  • Preparation of all drawings and documents required for city planning review.


Phase II is the creation of the "Construction Documents." The "Construction Documents" are based upon the approved design considerations that have been discussed between the Client, Britt • Rowe, contractor, and Structural Engineer. The "Construction Documents" are to be consistent with all applicable State, County, and City building codes. The "Construction Documents" are required for Building Department and Fire District approvals. The "Construction Documents" are also necessary for accurate construction cost estimation. This phase includes the final preparation of the following drawings as applicable.

  • Site Plan
  • Floor Plan(s)
  • Exterior Elevations
  • Building Sections
  • Roof Plan
  • Electrical Plan
  • Reflected Ceiling Plan/Lighting
  • Door/Window/Finish Schedule(s)
  • Foundation/Floor Framing Plan(s)
  • Ceiling/Roof Framing Plan(s)
  • Structural Details
  • Specifications

Upon award of the construction contract and commencement of construction, Britt • Rowe shall provide, at the request of the owner/client and/or contractor, the following services:

  • Administrate field changes, discussions with contractors, etc.
  • Discuss and approve "Change Orders" as requested by the Client and/or contractor(s). Any additional design and/or drafting required by "Change Orders" which differs from the approved design shall be billed separately.
